What is a good way to market without being annoying to potential clients?

Quite simply, ADD VALUE. You can not annoy someone if you are adding value. If you are going to send out postcards, put the market snapshot of that neighborhood; if its an e-newsletter, put the market snapshot of the city. Its not a bad idea to add seasonal topics like winter dessert recipes or cool summer drinks, or a reminder to put pre/post emergent to avoid weeds in the spring! *Side-note: if you happen to send that out please send that my way!*

But ALWAYS add your real estate value with a place for a market update, your Just Sold, Just Listed, a call to action, and a note to share this postcard with a friend, if they don’t happen to be in the market. Best way to not be annoying is to NOT be annoying, ADD VALUE!
